A Boiler is an essential part of a home, providing you with hot water and heating, there are two different types:
“Heat Only” Normally with an airing cupboard, Blue or green water cylinder in cupboard.
“Combi” No airing cupboard and not tanks in the loft.
Non Condensing Boiler
A non–condensing boiler has a single heat exchanger chamber, where the hot gases from the burner, pass through to heat the water within the walls of that exchanger, before reaching the exit flue.
A combination or ‘combi‘ boiler is both a high efficiency water heater and a central heating boiler in a single compact unit. Combi boilers heat water directly from the mains when you turn on a tap, so you won’t need a hot water storage cylinder or a cold water storage tank in the roof space.
Condensing Boilers (all new boilers)
These boilers are very high efficiency as they do not have to work as hard. These types of boilers can be more expensive to buy but can have lower energy bills in the long term.
An old back boiler in the fireplace area should now be replaced by a condensing high efficiency boiler, under recent building regulations.

UK Boiler Regulations ‘It is estimated that 16% of the world’s annual CO2 emissions come from non-condensing boilers’ In a bid to decrease this the UK has implemented a series of new condensing boiler regulations. These regulations, along with a set of guidelines, have recently been issued by the Office of the Deputy Prime Minister in the hope that all new dwellings will be fitted with condensing boilers. Why you should have a condensing boiler? Condensing boilers have two internal heat exchangers which means that the heat lost to the surroundings, especially through the flue, is decreased. This makes them highly efficient. They also use less fuel and power which makes them the greener alternative, plus their CO2 emissions are much lower than their non-condensing counterparts. What the new condensing boiler regulations say,
In simple terms the new regulations state that: All gas-fired boilers fitted after the 1st April 2005 have to be condensing boilers. This applies to all brand new installations and those that are a boiler replacement. All oil-fired boilers fitted after the 1st April 2007 have to be condensing boilers and again this applies to new installations and replacement boilers. All condensing boilers fitted after the 1st April 2005 have to have a SEDBUK efficiency rating of either A or B. There are a number of other new regulations in addition to these three, however, these are the main ones that need to be followed.
What is LPG? LPG (liquefied petroleum gas) can be best describes as the closest alternative to mains gas and is used for central heating, water heating, and cooking. LPG can be available in liquid or gaseous form and is stored in bulk tanks or cylinders, depending on the required usage.
These are common faults that indicate a boiler needs servicing:
- Flames appear irregular or yellow
- Smell of fumes or gas – (turn off gas at the gas meter) speak to Cadent then call us.
- Stains or smoke marks around the appliance.
- Overheating – temperature gauge goes above 80 degrees centigrade.
- Pressure drops rapidly – boiler needs refilling more than once a month.
- Fan whines loudly or screeches.
- Pilot goes out repeatedly.
- Poor hot water.
- Radiators don’t all heat up at the same time – possibly a boiler fault, or it is equally possible that the system is unbalanced.
